Partnership Housing Myths: Revisited for 2026

Time and again, partnership housing is misunderstood, labelled as a lesser option or an underperforming alternative to private homes. These outdated ideas misrepresent a model that consistently delivers quality homes using effective, future-focused methods: collaboration and accountability.

It is time SH Partnerships revisits these myths with a fresh perspective, updated statistics, and our first-hand experience building communities and homes.

 

Statistics, Reality and the Housing Market After 2025

As we enter a new year, it is no surprise that the demand for housing across the UK will continue to rise. The current published date indicates there are 1.34 million households on local authority housing registers in England, with it continuing to grow. But behind the numbers are real people who need real solutions.

According to Rightmove, “the market will look and feel very different depending on which area of Great Britain you’re in, and the type of property you’re looking to sell or buy”. For example, the median weekly rent for new social housing letting in 2025 saw a 10% increase, and mortgage rates are around 3 times their post-pandemic lows. Despite ending 2025 with an unexpected fall of 0.6%, taking the average UK housing price to £271,068, Rightmove predicts a 2% rise across the country.

As the ink dries on the Autumn Budget, we can assess the housing situation and where we hope to stand in 2026. The budget lacked any new housing stimulus proposals, but more importantly, it did not roll back the additional funding for social and affordable housing, with the SAHP nearing its official launch in February 2026. This will see £39 billion available for the delivery of affordable homes over the next 10 years, £3 billion of guarantees for SME housebuilders and the build-to-rent sector.  This is great news to support the sector and the delivery of homes, but it is important to keep one eye on the continued protracted planning process, which doesn’t seem to be improving even with government intervention and proposed planning changes.

In short, for 2026, this means the housing market is likely to remain challenging, but Richard Donnell, executive director of Zoopla, predicts “a stronger-than-usual rebound” after the delayed house-buying decisions in the run-up to the Autumn Budget, with “first-time buyers remaining the driving force”.

A Different Approach

First-time house buyers care more about just the price; they focus on location for jobs, schools, transport and community and the structure and potential of the home.

This is where housing partnerships come in, as the collaboration of housing providers, local authorities and communities creates thoughtful homes with people in mind. Rather than entities competing, this model recognises that effective, sustainable solutions emerge when expertise, risks and achievements are combined.

Truth: Aligned objectives result in optimal efficiency.

Bottlenecks in housing developments are a result of stop-start planning stages and short-term strategies. Housing partnerships avoid these delays with their internal strength and long-term groundwork due to the collaboration. While the initial set-up may take longer than a single organisation, once moving, housing partnerships with clear communication are well-oiled machines.

SHP ended 2025 with plenty in the pipeline. That means hundreds of future households will benefit from well-designed, energy-efficient homes backed by partners who deeply understand the field and operate with clear communication. But SHP is not just ‘in the works’. P3 developments have already commenced on site and will continue to actively deliver in 2026.

Truth: Combined expertise drives standards upwards, which single organisations cannot reach.

Truth: Partnerships co-create meaningful homes and build up communities, not just buildings.

Unlike single organisations, housing partnerships have the insight from multiple sectors. Local authorities, communities and housing developers can combine expertise to develop the houses people need. Each part of the UK faces different challenges, which nuances within each local planning authority within our operating area. Needs-generated new builds need to reflect this, which will allow a community to thrive.
